Position Overview
Our Strata Property Managers oversee a diverse portfolio of properties located in the Greater Victoria area. This role requires a detail-oriented individual with excellent communication skills and the ability to manage multiple tasks efficiently.
As the primary point of contact for strata councils and property owners, the Property Manager is responsible for ensuring the smooth management of operations, financials, and compliance with relevant legislation for their portfolio.
Key Responsibilities
Portfolio Management
- Oversee a portfolio of strata corporations, and act as a liaison between strata councils and property owners.
- Prepare, attend and record Minutes for Strata Council meetings, AGMs and SGMs, including evening meetings, if required.
- Secure and maintain adequate insurance coverage for strata corporations
- Prepare essential strata documents such as Form B (Information Certificates) and Form F (Certificates of Payment).
- Advise Strata councils and owners on compliance with the Strata Property Act, bylaws rules and regulations.
- Provide guidance on addressing property issues in accordance with legislation.
- Supervise general maintenance and dispatch appropriate trades people as required.
- Negotiate and manage contracts for services such as landscaping, insurance, electrical services, maintenance, etc.
- Facilitate tendering, bidding and oversight on special projects and major repairs for the strata.
- Takes on additional duties and special projects as required within the scope of the role.
Financial Oversight
- Develop and manage annual budgets, including contingency funds.
- Assist the accounting department with the preparation of monthly financial statements, operational reports, accounts payable and other strata accounting functions.
- Collect strata fees and other payments owed to the strata corporation.
- Pay bills and manage strata financial operations effectively.
Education and Experience
- A Strata Management License in BC is required.
- Minimum of 1 year of recent related experience in the Real Estate/Property Management field preferred.
- Proficient in budget creation, financial reviews, and insurance management for strata corporations.
- Proficiency in Microsoft Office Suite, particularly Word, Excel and Outlook.
- Strong understanding of the Strata Property Act and Real Estate Services Act.

- Detail-oriented with the ability to prioritize tasks effectively and manage multiple responsibilities.
- Self-motivated with the ability to work independently and within a positive team environment.
